Zip Blinds Price Singapore 2026: How Much Do They Cost Per Square Foot?

How Much Do Zip Blinds Cost in Singapore?

Zip blinds in Singapore generally cost around $16 to $48+ per square foot, depending on whether you choose a manual, motorised or premium system.

Entry-level manual systems typically start around $16–$22 psf, while motorised zip blinds commonly range from $25–$35 psf. Premium systems can cost $30–$45+ psf depending on the system, motor, fabric and installation requirements.

These ranges are not fixed tiers. Promotional pricing can occasionally place a motorised system below the regular price of a manual system, so the advertised psf should always be considered together with the system, motor, fabric and installation scope.

Zip Blind TypeIndicative Singapore Price
Entry-level / value~$16–$22 psf
Mid-range~$22–$28 psf
Motorised~$25–$35 psf
Premium / smart systems~$30–$45+ psf

These are indicative ranges, not fixed quotations. The final price depends on dimensions, number of panels, motor, fabric, system specification, electrical work and installation conditions.

What Does a Typical Zip Blind Installation Cost?

A per-square-foot rate is useful for initial budgeting, but homeowners ultimately pay for a complete installation.

Case Study A: 3-Bedroom HDB BTO Service Yard

Illustrative size: 6 ft × 7 ft
Total area: 42 sq ft
Selection: Entry-level / standard zip blind system
Indicative installed budget: ~$1,100–$1,300

A simple calculation at $18 psf would give $756. However, smaller installations may be subject to minimum panel or fabrication charges, while installation and other project requirements can also affect the final price.

This is why a small service-yard blind can have a higher effective price per square foot than a larger installation.

For a service yard, the practical purpose is usually to provide additional shelter and help reduce direct rain entering the laundry area. It should not be treated as making the space completely waterproof.

Case Study B:  Typical Condo Balcony

Illustrative area: 75–85 sq ft
Selection: Motorised zip blinds
Indicative installed budget: ~$2,000–$3,000+

At $25–$35 psf, an 80 sq ft balcony works out to approximately $2,000–$2,800 before any additional electrical work, upgrades or complex installation requirements.

The final quotation can vary depending on the number of panels, motor, fabric, track system, electrical requirements and installation conditions. For a typical Singapore condo balcony of this size, $2,000–$3,000+ is a reasonable initial budget for motorised zip blinds.

Case Study C: Premium Condo Balcony

Illustrative size: 12 ft × 8 ft
Total area: 96 sq ft
Selection: Premium motorised system
Example specification: 1% Phifer SheerWeave fabric
Indicative installed budget: ~$3,800–$4,500

For a 96 sq ft balcony, this works out to approximately $40–$47 psf all-in.

A premium installation can sit well above entry-level advertised rates because the final quotation may include a higher-specification motor, premium fabric, more advanced track and tensioning components, panel configuration, installation and after-sales support.

This example shows why two balconies of a similar size can receive very different quotations. The difference is not necessarily the square footage itself, but what is included in the system and installation.

Why Do Zip Blind Prices Range So Widely?

Two products can both be sold as “zip blinds” while using different motors, fabrics, tracks and tensioning systems.

Manual vs Motorised

Manual zip blinds generally cost less, while motorised systems offer a much more convenient everyday experience. With a compatible smart-home setup, the blinds can even be controlled remotely from your phone, which is useful if the weather changes while you are away from home.

Motor brand also affects pricing. The market ranges from generic China OEM motors to established brands such as Dooya and premium motorisation brands such as Somfy.

For MAGNAZip+, we use Somfy tubular motors because of Somfy’s long track record in blind motorisation, smart-home compatibility and local warranty support.

Fabric

Fabric pricing varies by manufacturer, openness factor, finish and specification.

A standard mesh and a premium branded outdoor fabric may therefore produce different quotations even when the blind dimensions are identical.

The openness factor also affects characteristics such as privacy, visibility and shading, so fabric should be selected for the intended use rather than price alone.

Size and Number of Panels

Imagine two 100 sq ft balconies.

One can be manufactured as two panels. Another requires three.

The three-panel configuration may require an additional roller assembly, tracks, brackets and potentially another motor. The final cost can therefore be higher even though both balconies have almost identical total areas.

This is one of the biggest reasons two similarly sized homes can receive different zip blind quotations.

Track and Tensioning System

The side tracks and fabric-retention system also vary between products.

Some systems use different track profiles, tensioning approaches and component designs. The quotation therefore covers more than fabric and a motor.

Installation Requirements

Straightforward installation is different from an opening requiring additional preparation.

Costs can be affected by mounting surfaces, access, height, uneven areas, existing fixtures, electrical-point availability and the configuration required to fit the opening.

Warranty and After-Sales Support

Warranty terms can also differ substantially.

Two quoted prices may include different motor coverage, parts coverage, labour periods and servicing arrangements. A price difference should therefore be understood rather than automatically interpreted as either good or bad value.

Why Can the Advertised Price Per Sq Ft Be Misleading?

Price per square foot is a useful starting point, but it does not always represent the final amount a homeowner will pay. The final installed quotation gives a more complete picture of the total project cost.

The final quotation can also depend on factors such as the number and size of panels, minimum chargeable areas, motor and fabric selection, electrical requirements, installation conditions and optional upgrades.

For example, imagine a 100 sq ft balcony with an advertised or quoted starting rate of $25 psf:

100 sq ft × $25 psf = $2,500

That gives an initial estimate of $2,500. If the final specification requires additional components or installation work, however, the completed quotation may differ.

For a clearer comparison, it helps to look at two figures:

Price per sq ft: The area-based rate used to estimate the blind cost.

Final installed price: The total amount payable for the agreed specification and installation.

You can also calculate an effective installed price per sq ft for your own comparison:

Final installed price ÷ total blind area

For example, if a 100 sq ft installation has a final price of $2,700:

$2,700 ÷ 100 sq ft = $27 psf effective installed cost

This makes it easier to understand why two installations with a similar total area can still have different final prices.

What Are Some Current Zip Blind Prices in Singapore?

The following rates were verified in September 2026 and are shown for market context.

Secret Furnishing – ZipSquare

$22 psf

This table also demonstrates why there is no clean rule that says “manual = cheap, motorised = expensive”. Promotions can temporarily push a motorised product below broader market planning ranges.

What Should Homeowners Compare Besides Price Per Sq Ft?

For a fair zip blind quotation comparison, put the final specifications side by side:

  • Final installed price
  • Blind dimensions
  • Number of panels
  • Fabric specification
  • Motor brand and controls
  • Track and tensioning system
  • Installation scope
  • Electrical works
  • GST
  • Warranty
  • After-sales support

For example, a $19 psf quotation excluding electrical work and upgrades cannot be directly compared with a $27 psf quotation that already includes the motor, selected fabric, installation and electrical scope.

Neither is automatically better value.

The fairest comparison is:

Final installed price for similar dimensions and comparable specifications.

Where Does MAGNAZip+ Sit in the Market?

MAGNAZip+ is a system-led motorised zip blind, rather than being around the lowest advertised psf rate. MAGNAZip+ uses proprietary magnetic tensioning technology to maintain lateral fabric tension, and its zip blind systems are powered by Somfy tubular motors.

For MAGNAZip+, our psf pricing provides a useful starting point, while the final quotation reflects the actual measurements, panel configuration and installation requirements. Homeowners can currently get a quotation in around five minutes.

When comparing MAGNAZip+ with other quotations, we encourage homeowners to look beyond the headline psf and compare what is actually included, from the tensioning technology and motor system to installation, warranty and after-sales support.

Price tells you how much the system costs. The specification tells you what you are actually paying for.

How Should You Compare Zip Blind Prices?

Start with the psf figure, but finish with the installed quotation.

A $16.90 psf advertisement and a $30 psf quotation may not actually describe comparable products or scopes of work. One may be promotional, one may include different motors, one may require more panels, and one may include installation or electrical work that the other excludes.

For homeowners comparing zip blinds in Singapore, the lowest advertised price should not be the only deciding factor. A lower upfront cost may look attractive, but the more useful question is how the system is designed to perform after years of regular use.

Consider the technology behind the blind, how fabric tension is managed, the motor and components used, installation quality, warranty, after-sales support and the company’s track record. These are the areas that can continue to affect your ownership experience long after installation day.

For example, two quotations may differ by several dollars per square foot, but one may include a different motor system, tensioning technology, installation scope or level of after-sales support. Until those differences are understood, the lower psf does not necessarily tell you which option offers better value.

The lowest quotation may reduce the upfront cost, but long-term value comes from how well the system performs, operates and is supported over time.

That is also the thinking behind MAGNAZip+. Instead of designing around the lowest possible price per square foot, we focused on the parts of the system that continue to matter after installation,  including fabric tension, motorisation, installation quality and after-sales support.

MAGNAZip+ uses our magnetic tensioning technology to help maintain lateral fabric tension and support a more stable fabric appearance over time. The system is also paired with Somfy motorisation and installed by our own team.

So when comparing quotations, do not look only at the difference in price. Look at what that difference is paying for,  the technology, components, installation and support behind the system.
